Every feasibility study raised by the client is catered to the unique conditions and questions raised by the client. LAL believes a comprehensive, directed, and collaborative process can help to articulate a compelling vision early in the process. Articulating the key strategic directions early helps to guide the project and ensures the project is delivered to suit your community’s current and long-term needs. Core to any feasibility study is an implementation plan that describes the high-level costs, priorities, and phases necessary to meet your available budget and goals. Our Feasibility Studies can be applied to any of our services listed below.
As a member of the Canadian Association of Heritage Professionals (CAHP), LAL uses recognized professional standards and approaches to our work with heritage structures. We provide Heritage Impact Assessments (HIAs) for municipal applications, facility audits and building condition assessments for heritage buildings, conservation reports, design of restoration and repair scopes including masonry, roofing, windows, plaster, and wood, technical briefs for conservation methods, materials research, feasibility studies for adaptive reuse, site review and contract administration of heritage projects.
With decades of experience working with existing buildings of all typologies, LAL is available for building enhancement services for Accessibility Improvements and addressing space limitations for existing buildings. At times an update to interior finishes and new furniture is all that is needed to transform the experience of the space. LAL also provides Sustainability Enhancement services to improve existing building envelopes to reduce long-term energy usage costs and improve overall building user comfort. These building enhancements are typically paired with our Feasibility Studies to provide confidence that this is the right approach for our client or community.
LAL provides design services for new and existing buildings to suit each clients needs. We believe that buildings should be constructed and properly maintained to last for future generations. A new building is an investment in time, money, and materials, and needs to be thoughtfully designed to ensure that it is resilient to changes overtime. For all new buildings, we ensure that the design meets your community’s needs through a step-by-step visioning process.
Once we establish a project vision, we will be involved continuously for the duration of the project to ensure all approvals from authorities having jurisdiction are met. At each step in the process for approvals (ie. Site Plan Approvals, Building Permit Applications, etc.), our firm will be present to share our expertise and lessons learned to ensure that the project vision is manifested.
LAL provides Construction Documentation and Tendering Services once the project is ready to commence construction. During the construction period, LAL is available with our Contract Administration services and Commitment to General Review towards project completion.
